The new Mandarin Oriental with 148 guest rooms, and mixed residential including 35 luxury apartments and 51 condominiums will transform an area formerly occupied by an entrance ramp to the Prudential Center’s underground parking garage. Haley & Aldrich is providing integrated environmental and geotechnical services for the two-tower, 14-story building, designed by project architect CBT/Childs Bertman Tseckares Inc. Maintaining uninterrupted access to the thriving retail and office complex was required during the extensive demolition of a portion of the existing garage structure and construction of the new facility.
Construction of a subbasement for additional parking was expected to be costly due to the construction method required to deal with groundwater levels, soil conditions and the need to protect adjacent structures. Further geotechnical evaluations eliminated the need for deep foundations below the portion of the building with the subbasement level, making construction of the additional parking economically feasible. Close team collaboration helped to resolve issues related to unknown conditions encountered during below-grade construction and minimized noise and vibration. |
